Although North Mississippi is in a transition zone, for the most part, we find that warm-season grasses tend to work best here. Those would be grasses suited for warm climates (hot summers and mild winters). Except for Fescue, the other two grasses on the list above are warm-season grasses.

While some lawns do have Fescue, this is a cool-season grass that could struggle during our hot and humid summers. Of the many types of cool-season grass, Fescue tends to be the most tolerant of some heat.

We usually see Fescue used on shady lawns. That’s typically where it will perform best in our region.

As one of the most adaptable cool-season grasses, Fescue tends to do well here and will perform well in the winter. However, it will be less tolerant of our hot and humid climate than Zoysia or Bermuda.
